18000 Flats Available Under DDA Housing Scheme

The Delhi Development Authority has launched a special DDA Housing Scheme. Through this housing scheme, 18000 flats under different categories are offered at various locations which include Dwarka, Rohini, Jasola, Vasant Kunj, Paschim Vihar, and Narela. Through this scheme 202, high-income group 3 BHK flats are available in Vasant Kunj, Jasola, Paschim Vihar, and Dwarka. Three high-income group 2 BHK flats are available in Vasant Kunj while 976 middle-income groups 2 BHK flats are available in Dwarka, Narela, and Rohini. Other than that 11452 low-income group 1 BHK flats are available through this special housing scheme. For economically weaker sections also 5702 flats are available.

Eligibility Criteria Of DDA Housing Scheme

  • Applicant must be citizen of India
  • The applicant must have completed at least 18 years of age
  • Only those citizens can apply under the scheme who does not have or his wife or her husband or any of his or her dependent relation including unmarried children does not own Full or in part on freehold and leasehold basis a residential plot having area exceeding 67 sqm or flat/build up to house having carpet area exceeding 67 sqm in the urban area of Delhi, New Delhi and Delhi cantonment
  • Both Husband and wife can apply for flats separately subject to fulfillment of eligibility conditions with the stipulation that if both are declared successful then only one shall be allotted a flat and the amount of application money of the other will be refunded
  • Applicant can only once submit the application either on his or her own name or as joint or co applicant
  • The individual or joint income of the applicant applying for economically weaker section flats should not exceed 3 lakh per annum and household income should not exceed Rs 10 lakh per annum
  • There is no income criteria for other categories
  • The applicant is required to give his or her bank account details in the application form
  • Applicant must possess permanent account number
  • In case of joint application under SC or St reserved category the joint applicant should be from within the family
  • In case of joint application under war widows, persons with disability, ex serviceman and other reserved category the applicant himself or herself should fall within the respective reserved category and the joint applicant should be from within the family

Surrender/Cancellation Charges Under DDA Housing Scheme

Refund Of Registration Money To The Applicant

  • Before applying for allotment of a flat under the scheme applicants are advised to satisfy themselves with regard to location, cost, existing facilities etc
  • DDA will not hold any kind of responsibility for any delay in refund of application money due to wrong or mismatch in bank details provided by the applicant
  • Surrender or cancellation request will be accepted through online mode
  • In order to get admissible refund of registration money applicants have to clearly mention his or her saving bank account number and the IFSC code in the application form
  • In case of joint application the refund will be made in the name of first applicant only
  • The bank account should not be NRE/NRO account/current account

If the registration amount for application money has been paid from the account of the firm of the company of the applicant then for the purpose of refunding the applicant’s bank

Some Important Details Regarding Application Under DDA Housing Scheme

  • The application under this scheme will be accepted only through online mode
  • If the applicant wants to apply for more than one category then the applicant is required to deposit the registration amount payable in respect of higher or the highest category as the case may be
  • After the submission of application that applicant cannot withdraw it
  • The process of application, issuance of demand letter, possession letter, conveyance deed etc and uploading of document will be through online mode only
  • Applicants are required to keep the login credentials safe
  • The Delhi Development authority will not be responsible for any unauthorised use of login credentials
  • Applicants are advised to regularly check the portal for any updates
  • Applicant is required to give one or more preference of the choice subject to maximum of 7 by filling the locality codes
  • At least one preference for locality should be filled
  • It will be assumed that the applicant have seen or visited the locality or flat before giving preference
  • No request to change the locality or sector will be entertained

Reservations Under DDA Housing Scheme

  • 15% of the flats will be reserved for applicants belonging to scheduled caste
  • 7.5 % of the flats will be reserved for applicants belonging to scheduled tribes
  • If adequate number of applications are not received from schedule tribe categories then the remaining flats will be disposed in favour of applicant belonging to scheduled caste category and vice versa
  • 1% of flats will be reserved for applicants of war widows and those receiving liberalised pension from armed/paramilitary services

This time the DDA Housing Scheme will be implemented through AWAAS software. Through this software, all the formalities will be completed online like application, payment, possession, etc. Applicants are required to visit the DDA office only for the execution of conveyance deeds. In the total cost of flats offered under the DDA housing scheme, premium cost, cost of construction, and surcharge on the land premium will be included. Unit Cost is required to be deposited within 90 days. The allottee will receive the digitally signed possession letter of the flat online and the allottee will have to upload the required self-attested copies. He or she can also reserve a date for physical possession and date of execution deed through online mode. The flats allotted through DDA Housing Scheme can not transfer or sell for 5 years.

Period Of Payment Under DDA Housing Scheme

  • Within 90 days from the date of issue of demand cum allotment letter the cost of flats is to be deposited
  • For the allottees subject to payment of interest at the rate of 10% per annum further three months will be provided for payment
  • Delay in payment of cost beyond 6 months upto further 6 months will be allowed with the approval of VC, DDA with panel interest @14% subject to condition that at least 25% of cost have been received
  • Allotment of flat will be automatically cancelled without any notice if the demanded amount is not paid within the stipulated time. In this case the entire registration amount will be forfeited

Position Of Flats Under DDA Housing Scheme

Preferential Allotment Under DDA Housing Scheme

  • DDA have kept 5% reservation for the persons with disability
  • Attempts will be made in order to allot the flats to the persons with disability at ground floor
  • Applicants belonging to persons with disability category will have two option of payment that is allotment on hire purchase basis or on cash down basis
  • The initial payment in case of hire purchase allotment will be 25% of the total cost
  • Rest of the amount will be taken in monthly installment over a period of 15 years
  • Other than that 5% rebate in the cost subject to Rs 100000 will also be provided
  • In case the allottee dies prior to the expiry of the stated period of fifteen years then his or her legal representative will be bound to honour the stated condition

Other General Conditions Under DDA Housing Scheme

  • DDA have the right to alter any terms and conditions as and when required
  • DDA can also increase or decrease in number of flats
  • The allotment under the scheme will be done on the terms and conditions mentioned in the brochure, demand cum allotment letter and the DDA regulations 1968
  • All the rates, fees, taxes, charges etc will be borne by the allottee of the registered agency or association of apartment owners
  • Any dispute shall be subject to the jurisdiction of court/consumer court at Delhi/New Delhi only
  • The applicants are required to quote the application form number, file number etc in all the correspondence within DDA regarding allotment
  • In case of any grievance application can contact the director, commissioner, principal commissioner or the vice chairman during the public hearing days. On the financial issues applicants is advised to first contact financial advisor
  • It is the responsibility of applicant to check their eligibility condition before submitting their application
  • Allottee will be required to intimate the source of payment
  • The demand cum allotment letter will be issued on the basis of Information and documents furnished by the applicant
  • If at any stage it is found that the information provided by the applicant is incorrect or false then the allotment will be cancelled automatically without any notice and the claim of the applicant in such case will not be entertained. The whole amount including application money will be forfeited

Mortgage/Availing Loan Under DDA Housing Scheme

  • Allottee can avail Housing Loan by mortgaging the flat without out Prior approval of Delhi Development authority

Misuse, Additions And Alteration Under DDA Housing Scheme

  • Successful applicants require to become a member of registered agency or association of apartment owners
  • This association will form for the purpose of maintenance of common portion and common services
  • Only one RWA will register for one pocket. All the allottees of each pocket shall mandatorily have to become member of the concerned RWA
  • Contribution towards maintenance fund shall recover from the allottees
  • Maintenance fund collected should be placed in a Corpus
  • Civil and electrical maintenance of the newly constructed flats will carry only from the interest arising out of the Corpus
  • The DDA will not contribute towards maintenance

General Principles Of Maintenance Of Flat

  • After taking over the possession of the flat the owners are fully responsible for internal maintenance
  • Major repairs include white wash of external will carry out on need
  • In those schemes where the maintenance deposit has been taken by the Delhi Development authority the major repairs will be carried out of the money available from interest

  • If the applicant was not eligible to get the benefit of the scheme and falsely claimed the benefit under reservation or any other criteria by providing false affidavit then the allotment will be rejected and the entire Amount deposited by the allottee will be forfeited
